My experience with Westin Homes has been terrible. I was interested in buying a house with them, and aside from poor communication and a lack of transparency, they kept my $10,000 deposit, knowing that the property didn't exist at the time of the contract; it was just land. This lack of transparency was evident when Westin Homes told me that if the bank didn't approve the loan, my deposit ($10,000) would be returned. This did NOT happen, even though approximately seven days had passed since I signed the contract and the reason the purchase fell through was because I didn't qualify for the loan. My Westin Homes representative was Mr. Luis Ponse, who sent me the contract termination letter and the deposit refund. My realtor and I tried to contact Mr. Ponse on multiple occasions, but received no response. A month later, Mr. Ponse said the money was NOT refundable, that it was Westin Homes policy. Emails were also sent to the Westin vice president regarding the situation, but he never responded. It's unfair that my money hasn't been returned, considering I didn't back out of my decision, and Westin Homes was never harmed because the house didn't exist at the time of the contract and isn't in inventory, as Westin Homes claims to prevent my refund. I'm writing this review so you're aware that Westin Homes NEVER RETURNS DEPOSITS, and the contract signing process is EXTREMELY rushed, pressuring potential buyers without answering questions or being transparent about the purchase process.

I saw a friend’s home and chose to purchase our forever home from Westin shortly after almost 9 years ago. This home is the best example of poor workmanship. The foundation was not done right. The brick overhung it and I was told I should have caught that in the walk through. The paint and brick covers the multitude of sins concerning ability and work ethic. I have posted pictures inside and of our home. I caution anyone to NEVER purchase a Westin home. When we have visitors who tell me how much they love my home, I tell them I would not recommend they even consider this builder. The home is gorgeous but it’s like buying a beautiful car with no motor. I am so disappointed! As an educator, I work hard for my money and this home was a major purchase. I am beyond disappointed but I’m using my voice to tell every coworker I encounter to not buy from Westin. The trim on the door wasn’t even painted. The attention on small things normally is an indicator of how well the big things I’ll be done. The home now needs foundation work because it is truly falling apart from expansion joints opening, the ceiling is opening, the brick is cracking, the peak above the garage is splitting. I live I. Richmond/Rosenberg as this has nothing to due with the Brazos River. You have been warned to not buy a Westin Home. If zero stars were an option, that would be the rating given.

I strongly advise anyone considering buying a home from Westin to proceed with extreme caution. My experience has been nothing short of frustrating and disappointing. The builder and their sales team rely heavily on pressure tactics to push customers into making quick decisions, often using misleading information to create a false sense of urgency. Once you sign, it becomes clear that their promises and assurances don’t hold up. They have lied repeatedly throughout the process and shown very little integrity or transparency. To make matters worse, this builder has a reputation for withholding earnest money deposits (starting from around $10,000 and up) and showing little transparency or fairness when concerns are raised regardless of the circumstances or their own misrepresentations. One of the sales agent I dealt with was Wesley Flanagan, who explicitly assured me the previous year not to worry about losing my earnest money if the home purchase didn’t go through that year. He stated that the deposit could be applied at any time in the future. However, when circumstances changed the following year and I wasn’t ready to proceed due to financial constraints caused by the economy, he completely reversed his position. Suddenly, I was told that if I didn’t move forward immediately, my earnest money of $10,000 would be forfeited. During my final walkthrough with the project manager(I think her name was Christian), things went from bad to worse. I brought a family member along to help identify defective or substandard items — a completely reasonable request for such an important investment. However, the project manager became visibly irritated and unprofessional, making the entire walkthrough uncomfortable and tense. It was clear they were not receptive to questions or accountability regarding construction quality. Their approach feels tacky, unprofessional, and coercive, with no genuine concern for customer satisfaction or fair dealing. It’s all about locking you in and keeping your money, not about building trust or delivering on their word. If you value honesty, professionalism, and peace of mind, look elsewhere. There are far better builders who operate with integrity and respect for their customers.

John Dewlen, the Westin Warranty manager, is absolutely amazing. We moved into our new home in June and were having (fixable) issues. It wasn’t the greatest experience dealing with our construction manager/sales consultant, BUT after speaking and meeting with John, he has turned this whole experience around for us. He is honest. He listens, he is patient and he WILL do right. I’m so appreciative for him. After we get our countertop repaired, (because it wasn’t our fault), we will be even more in love with our home. The design, quality and craftsmanship doesn’t compare to other builders in the area!

I am deeply disappointed with the substandard workmanship and repeated issues we have experienced with the quality of our property purchased from Westin Homes. This review aims to shed light on the unacceptable quality of work and the lack of attention to detail displayed by this builder and engagement from their management. My wife and I purchased a property located in Veranda, Richmond Texas 77469, from Westin Homes in May of 2023. Unfortunately, our experience has been marred by a series of problems, the most recent being the improper installation of wall tiles in our master bedroom. On Saturday, February 24, 2024, we were shocked to discover that the entire wall tile in our master bedroom had shattered. This incident is not an isolated occurrence; it is the second time we have encountered issues with this particular tile within our property. The first incident was brought to the builder's attention during a third-party inspection, where concerns were raised regarding the columns on both sides of the fireplace. The problem was not adequately resolved. The tile was removed due to the safety concerns and replaced with the drywall (without any monetary compensation nor adjustment to the sales price). Attached are pictures clearly illustrating the poor quality of workmanship and the consequences of the improperly installed tile. It is evident that corners were cut and proper installation procedures were not followed, resulting in detachment and subsequent damage to the tile. This level of incompetence and disregard for quality standards is unacceptable, especially considering the significant investment we made in purchasing this property. The repeated instances of subpar workmanship have cast serious doubts on the overall quality and reliability of Westin Homes. As a customer, I expect to receive a level of craftsmanship that reflects the price paid for the property. Unfortunately, this has not been the case. I urge potential buyers to exercise caution when considering Westin Homes as their builder of choice. The lack of accountability and failure to address recurring issues demonstrate a concerning pattern of negligence. It is evident that customer satisfaction and quality assurance are not priorities for this company.
