Like many others, my family and I had a terrible experience with this ‘boutique’ (ie, small and inexperienced) builder. We were relocating from out of state and made several special trips to purchase and design a new home. After many months, we were told that the house we entered into a purchase agreement for was going to increase in cost by $263K and we basically had to take it or leave it. When we were reluctantly going to agree to the increase they came back and said the cost would be more than the $263K to which we wouldn’t and couldn’t agree to. They went back on their word and tried to upcharge for everything they originally said was included. In the end we’re glad we didn’t go with them because we checked out one of their completed homes and the workmanship was shoddy at best. I could write so much more about this unethical and unprofessional business but spent way too much time stressing and want to move on from our terrible experience. 100% do not recommend this company and would give negative stars if possible!

Relocated from another country and built a home for my family with this builder. Strung me along for a year delay beyond my original closing date and asked me to pay $300K more than what I signed for… I reluctantly agreed, as moving into my home was more important to me and my family, only for them to tell me that I needed to pay an additional $60K. Very dissatisfied with them….do not build with them…maybe buying ready made would provide a better experience.

Edit* BUYER BEWARE!!! Retired out of the Navy, moved to Texas to build a home near my son's school where he gets therapy for his special needs. 20 months after purchase agreement I had to walk away due to poor quality and withheld information. Each time I went into detail about what happened to me and my family, the post is removed. They reserve the right to change the prices on you, and they have for every home according to Sula from purchasing. We were the last original purchasers. Please read the reviews of people who actually did business with The New Modern Home. Both Jim the CEO and Jim the (whatever he does) are extremely unprofessional. The home I walked away from, and lost 40k of earnest money from, didn't have the solar panels on the roof during the final walkthrough. Which they did not disclose, I had to bring up, because the home was littered with holes, dirt, and missing essential items, and this is a year past the original projection window. The answer I got? "I haven't been up there." Then followed by a bunch of "uhhs." So from all of the incomplete work, and very poor quality of the build which I was paying north of 800k for, we walked away. Since, I've noticed they continued to cut corners on the house we were building on Fairview. It only has half the amount of solar panels as the other homes with the same floor plan. With all of that and them continuing to change prices on us, and going back on their word. I am truly surprised this is legal. The 5 stars reviews are from people who have not signed any paperwork with them. If you removed those, this rating would be in the 2s. Both Jim's are highly unprofessional. The first red flag was when Little Jim (realtor) told me that littler Jim (CEO) would be upset if I brought a realtor in when we going to sign for the lot. Which would have benefited me because the program was through my Credit Union and would have given me a nice lump sum of cash. They want to blame it on prices of materials. Which is weird, because they are using cheap and easily accessible materials ie. Ikea kitchen, in a 800k home? But you wont see this side of them until you sign the purchase agreement. Stay Frosty.

Buyer Beware. I entered into a Purchase Agreement with The New Modern Home in October 2020, signing for the Accord on Lot 15, Sunset Drive. For the next many months, I went through the process of choosing upgrades and finishes, surrendering earnest and upgrade money, and designing what I thought would be my first home. In October 2021, Jim Garrison, the company's sales rep, communicated to me that the home was projected to be completed in the last week of December 2021. I then locked in my mortgage rate, and requested an estimated settlement form to provide to the lender. Jim sent me the company's "Estimated Settlement Statement," reflecting the agreed upon purchase price with upgrades. Just 30 days later, however, I received a new email from Jim with a quote "The cost to build your home has increased $246,600 which will be required at closing in addition to all other costs agreed upon in the Purchase Agreement." Although my contract did not allow for arbitrary price increases of this nature, the overly broad termination clause allowed the builder to demand essentially whatever they wanted, else terminate. It is VERY IMPORTANT that you understand that if you sign with this builder with the terms present in my purchase agreement, you are taking on all the risk. This builder has shown that they can and are willing to force you out within weeks of completion, and explore the hot Frisco market instead. There was ample opportunity to identify the increased costs and notify me months prior, yet the builder used my funds to temporarily bankroll a house that I will not be receiving. The build itself was not without issue either. The builder blatantly ignored the signed selection sheet and created textured walls instead of the agreed upon texture-less wall option. The builder also disregarded an unsigned, but written promise that they would install a fence gate on the front of the fence, just days after asking me how to configure such a gate. Once all adjacent fences go up in that neighborhood, homeowners will need to walk down the street or through the house to get items from the back garage to the front yard. There was also moisture in one wall because drywall went up before the coping cap had been installed on the roof in that corner...the list goes on. Do not be deceived by the Google rating on this company. At the time of this writing the reviews include 5-stars from both Jimmy Tanghongs, the owner, and another George Tanghongs; how many more friends and family are inflating this score? Trusting this builder has been one of the most expensive and time-consuming mistakes of my life. This company does not deserve your business.

As a fellow business owner I would like to thank Jimmy and his staff personally for our design on our new home. My wife and I were expecting a newborn and wanted to have a new home for our family to be raised in. Jimmy helped us with all the new modern designs and features. He worked with my wife and I personally to get the job done right. In the end we are pleased with our new home.
