Our experience with Olthof Homes has been extremely disappointing. While some issues can be expected with new construction, what we encountered reflects a consistent pattern of dismissal, deflection, and lack of accountability. Many concerns we raised before closing were acknowledged and promised to be addressed, yet they were not completed. After moving in, it often felt as though these unresolved issues were conveniently overlooked or minimized. From the beginning, customer care responses focused more on explaining away problems than resolving them. Legitimate concerns were repeatedly labeled as “normal,” “not covered,” or something we should handle ourselves—even in cases where licensed professionals later confirmed otherwise. Electrical: All ceiling lights flickered constantly. We were initially told to change the bulbs, which electricians later confirmed was not the issue and not a homeowner fix. The cause was defective lighting components. Resolution required excessive back-and-forth. Plumbing: Loud thumping noises came from the walls after shower use. We were told this was “normal” pipe expansion and that there was no fix. This was incorrect. After further inspection, a professional confirmed the issue was not normal and required a vent/pipe replacement. No acknowledgment or apology was provided for the misinformation. Flooring: Multiple rooms have loudly creaking floors. These areas were clearly identified during the final walkthrough and we were told they would be addressed. They were not. Only after moving in were we told floor squeaks are “not covered,” despite prior assurances. Workmanship & Property Damage: Screws fell out of our garage door during normal use, and we were asked whether we could fix it ourselves. Our front door buckled and took eight months to replace. Heavy machinery arranged by Olthof damaged our driveway concrete, yet responsibility was denied. Contractor Conduct: During warranty work, a contractor used my personal work chair and desk without permission, placed personal items on our bed, and spilled soda on our guest bedroom door, wall, and carpet. The spill was not disclosed; the contractor left without mentioning it, and we discovered it afterward and had to clean it ourselves. The response from Olthof was a brief apology. We were also left to clean dust and debris throughout the home after their work. Foundation: Less than a year after move-in, cracks appeared in our basement foundation and continue to expand. Despite being under warranty, we were repeatedly told repairs would only occur if active leaking developed. What is most concerning is that Olthof continues building new homes while serious issues in recently completed ones appear to be minimized or patched rather than properly repaired. Many fixes feel cosmetic rather than corrective. Numerous homeowners have raised concerns about corner-cutting, and based on our experience, those concerns are valid. These short-term solutions may look acceptable initially but risk becoming costly long-term problems. Homes priced at or above $400,000 should not come with this level of poor workmanship, dismissive customer care, and lack of integrity. We experience cold drafts in winter leading to high energy bills and extreme heat in summer that requires constant A/C use—conditions that should not exist in a new home. While no home is perfect, homeowners should reasonably expect quality. We strongly advise potential buyers to proceed with caution. We regret choosing Olthof Homes. Response: Each post-visit survey I completed accurately reflected my experience, and none were positive. Nothing met our expectations as every conversation was a constant back and forth, which was very unproductive. The condition of the home speaks for itself. I am requesting transparency regarding leadership involvement and appropriate escalation. I am prepared to provide supporting evidence, but you are not interested in that. Your negative reviews on here stem from years ago, which says you haven’t learned yet how to be customer-centric and THAT is sad.

Some good experiences and more not so good. Foundation cracks with multiple leaks. Foundation warranty is apparently only 1 year. Water coming through the wall is not a structural issue - per Olthoff. One crack was covered under warranty and now the second will not be. Other reviews confirm foundation issues with Othoff homes. Look at other builders.

If I could give a zero stars I would. Houses are made very cheaply made multiple complains from when we bought the house that was barely a year old and have nails coming out of the walls and roofs. Doors fall off and there is a lot more things . It is a rip off and when you call for someone they transfer you to multiple places or do nothing Update Correct we are the second owners bought the house and immediately call. the house wasnt even a full year old and all that was already happening. It is insane that you cant stand behind almost a half of million dollar home. We try to get a hold of someone multiple times. About this issues

We purchased our new home from Olthof Homes in Fairview West and have been dealing with ongoing water pressure issues since moving in. The water pressure is so low that we cannot run two fixtures at the same time without losing flow. Despite bringing this to their attention multiple times, Olthof Homes has shown no willingness to take responsibility or provide a proper solution. It’s extremely disappointing to experience this level of service and quality in a newly built home.

We recently closed on a home in Canyon Creek. We are very happy with our new home. My sales a contact, Shelley, was a star throughout the entire process. She was easy to work with, always responsive, and offered great suggestions along the way. Faith and Bill gave great insights at the framing tour (Faith) and orientation (Bill). The community itself is very friendly. Many neighbors have good things to say about their 30 day and 11 month check-ins. Our 30 day visit is coming up.
