They will be very helpful and friendly until you move in. Once that happens, the builder and warranty department will ignore you and refuse to help. We are seeking legal help for our cases now. Just unfortunate. They will hound you to fill out surveys and reviews to make them look good to their corporate office, but the warranty director will be unhelpful after you move in.

We recently bought a home from Meritage back in November of 2024. Prior to closing there was a ton of rocks located in the back and front yard and we were assured that they would be removed prior to sod being laid. This never happened and and now there are countless of dead spots in our yard and Meritage will not rectify this incorrect installation. So if you decide on buying a Meritage home make sure you have a good shovel because you will be digging out rocks for months.

Frost Farm Royce City Texas Edit. Changing to three stars for now. Backyard finally got fixed. Has anyone had major drainage issue with Meritage refusing to admit there is a problem? Our "wonderful" builder, Chris Bishop, said he'd take care of it for months. Then he ghosted me. Then he said put it into warranty. Great idea Chris, thank you for nothing! Now Shelly Murphy from warranty comes out sees my muddy nasty yard that has been decimated by standing water and says she didn't see a problem. I haven't been able to even use my backyard since we moved in 6 months ago. The white shudder is a semi permanent fixture just so we can walk off the back porch. It stays that way unless we go weeks without rain. I hate Meritage.

My wife and I closed on our new home from Meritage in November 2021. Recently our dryer had been working poorly, and after I checked that there was no lint in the lint trap, dryer itself, and the exhaust duct at the back of the dryer, I checked the exterior vent of the house. I found that the exterior vent had been SEALED SHUT with sealant, by the builder Meritage. I had to pry it open; it was not working since we moved in. I don't know why the issue cropped up now. This is a MASSIVE safety issue, as dryer fires, caused by lack of ventilation or lint build up are a major cause of house fires. I have sent an email to the people we worked with during our build process. I'll update this review with their reply IF I get a response. Frankly, I don't expect to receive a response, as of the 3 warranty claims I have submitted in owning the home for less than 1.5 years, 1 was denied, and the other 2 were OUTRIGHT IGNORED by the warranty team, who refused to respond to my emails or answer my calls. We also had a 3rd party inspection done (by Level Up Home Inspections), who did not find the issue either. They have also been contacted. Take tremendous care if you decide to go with Meritage.

Please avoid Meritage Homes. They don't take any measurements when building homes. Walls are bowed, slanted, and not 90°. Floors are not leveled. Cabinets are not centered. Mold growing in baseboards of this brand new home because they don't oversee plumbing work. Their warranty will also not fix these issues. Save your hard earned money and RUN. Do not buy Meritage Homes!
