Update: Warranty folks have been great to work with. If Kindred had Ty and Stephanie overseeing their builds, they could be a top tier home builder. Never again. Get your Kindred home inspected before you move in. Or you may get to have fun with structural issues requiring a 1500lb steel c-channel being installed 2 years into living at the house. Getting ANYTHING resolved here has been a challenge with Kindred. Still waiting for the 3rd correction on the primary shower pan. Roof issues lead to drywall getting soaked during a winter ice storm and falling all over my car in the garage. Second story sub floor was attached with finishing nails. And they tried to argue that the 1.5in slope in the second floor was 'normal foundation settling'. Those are just the highlights. Other issues from the 52 page inspection report: Foundation shows signs of movement beyond normal tolerances, requiring further evaluation by a licensed engineer. Observations include uneven floors, separations in veneer/window frames, drywall cracks, misaligned doors, and trim separations. Retaining wall needs repair due to loose stones and deteriorated mortar. Poor drainage observed on the right side of the structure; water should not stand near the foundation for over 24 hours. Soil erosion noted on the right side; erosion control measures recommended. Exposed roof fasteners need sealing to prevent rust and water penetration. Damaged shingles and improperly sealed valley shingles observed; repair or replacement needed. Soft roof decking and missing flashing components, including kickout and sidewall flashing, should be repaired. Prior roof leak damage over the garage requires mold testing and evaluation. Roof rafters pulling away from the ridge board; further evaluation needed by a framing contractor. Potential mold-like substance in attic; requires evaluation by a mold specialist. Insufficient attic ventilation and improperly installed insulation; improvements recommended. Drywall damage, cracks, and trim separations observed inside; repairs needed. Frieze board separations and improperly attached fiber cement siding outside; corrections required. Ceiling cracks and floor damage, including uneven wood flooring and cracked tile grout, need repair or replacement. Uneven second-story floors should be evaluated by a structural engineer. Interior and exterior doors not closing or latching properly; adjustments and repairs needed. Missing or damaged weather-stripping and improper sliding door installation. Some windows are stiff and hard to operate; caulking improvements recommended. Signs of water intrusion and separations in window frames observed, requiring further investigation. HVAC system needs servicing, including damaged fins and improper refrigerant line insulation. Uneven airflow from supply registers, and some ductwork improperly installed; corrections required. Water supply meter box damaged; shower enclosure and countertops need repair in various bathrooms. Long delays in hot water reaching fixtures; plumbing evaluation needed. No surge protector installed in the electrical panel, unmarked white wires used for hot circuits, and improper wire protection observed. GFCI protection does not meet current standards; electrical evaluation and corrections needed. Unknown swtich controls. Should be evaluated by a licensed electrition. General Repairs: Various defects observed in flatwork, fireplaces, and stairways. No automatic closing mechanism on garage entry door. Exhaust vent pipe improperly connected above the range hood; noisy fan on the cooktop unit.
